Viceroy Hotels and Residences is returning to Manhattan. After a seven-year absence, the global luxury hospitality brand has announced Viceroy Park Avenue, a 252-room flagship hotel set to open in December 2026 at the corner of Park Avenue South and 29th Street in the heart of NoMad.
The property marks a strategic milestone for Viceroy, which previously operated on 57th Street before that property rebranded as Le Meridien New York, Central Park in 2019. This time around, the brand is planting its flag in a neighbourhood that has become one of Manhattan's most sought-after dining and design districts, steps from Madison Square Park and the Flatiron Building.
Designed by Meyer Davis Studio, the interiors lean into residential warmth rather than corporate gloss. Expect warm wood tones, textured stone, layered lighting, and custom furnishings across 252 guestrooms and suites. Four presidential suites sit on the 18th floor, ranging from 755 to 2,100 square feet, alongside a 2,000-square-foot duplex suite designed for entertaining.
The most distinctive accommodation is the 2,100-square-foot Wellness Penthouse, a suite built around the growing demand for private recovery and in-room wellness. It comes with its own infrared sauna, cold plunge, fitness equipment, and recovery technology, plus an indoor fireplace and outdoor terrace. The third-floor spa and fitness centre adds four treatment rooms, a sauna, steam room, cold plunge, and a Technogym-equipped gym.
Food and beverage will be a defining pillar, with Tao Group Hospitality leading the programming. Plans include a ground-floor restaurant and cafe, and a penthouse-level rooftop with an outdoor pool, pool bar, and cocktail lounge overlooking the Manhattan skyline. Over 15,000 square feet of event space across three rooms rounds out the offering, with the option to incorporate Tao Group's culinary programming for private functions.
Viceroy Park Avenue joins an expanding portfolio that includes The Observatory Sun Valley, opening in Idaho this autumn, plus upcoming properties in Nashville, Austin, and Puerto Rico. The project is a joint venture between Viceroy's parent company Highgate, Tao Group Hospitality, and BGO.
